Highlights:

The property is A+. It will take minimal maintenance because of all the auto systems and the high grade construction. The watering system for the horses is automatic and so are some of the pasture sprinklers. Almost all of the pastures/paddocks have irrigation or sprinklers and and at one time had grass in them. The owner stopped keeping them up when the divorce started happening. The barns are of a high grade and the main barn could easily of cost 1.5 million itself. It is of much higher quality than Rancho Palmira. The house is very nice, it is located a ways away from the horses, and has it's own entrance if needs be. The vegetation is very plush for Arizona with mountain views. Location is ideal near other prestigious horse farms and with a Scottsdale address. The sellers are motivated as they are going through a divorce. We can definately work with price on this one. It is well worth the $8.5 Million, but I would try for $6-$7 Mil (updated 6/17) with the knowledge that we are in a depressed market and it is fair to get a good deal.

Side Note: I know I told you acreage properties in Scottsdale were going for $500-$600 an acre. That is in the middle of Scottsdale with a house on 1 acre. These horse farms that are in the north part of Scottsdale can usually only be divided into 5 acre parcels and are going for about $300,000 an acre. Some smaller 5 acre properties have sold as low as $240,000.
